Miami’s cost of living tops New York, raising new questions about the Florida dream

Florida may be a popular destination for those who are done living in blue states, but it is quickly developing its own problems.

According to a recent Bloomberg analysis, the cost of living in the “Gold Coast” now surpasses that of the New York metropolitan area as well as surrounding suburbs. A perfect storm of rising property taxes, insurance premiums and general inflation is contributing to the increasing COL.

“Additionally, consumer prices in South Florida have risen 36% since 2019, according to the U.S. Bureau of Labor Statistics. That represents the second-highest inflation surge among major American markets, trailing only Tampa,” Fox Business reported. “Despite the state’s lack of an income tax, S&P CoreLogic Case-Shiller data show South Florida home prices have jumped 79% since the pandemic, while the average annual homeowners insurance premium stands at $8,292 — the highest in the country and roughly four times the average cost of insuring a home in New York.”

More bad news comes when you look at the average household income in the Miami metro area, which reportedly sits below the national median. This makes climbing costs even more painful, but fortunately it looks like state officials are taking the issue seriously.

Florida Governor Ron DeSantis and the state legislature “approved a proposed constitutional amendment for the November 2026 general election ballot that would expand the state’s homestead exemption,” Fox Business noted. This would offer eligible homeowners an exemption of up to $250,000 from non-school property taxes. This would lower property taxes significantly and put more money in the pockets of homeowners at a time when they are struggling to make ends meet.
